Roof Replacement at the Lake of the Ozarks

A lakefront roof is not an inland roof. We fasten, flash and detail it for the exposure it actually has.

A roof system, not a shingle price

Every replacement we quote at the lake includes the decking inspection, ice and water shield at the vulnerable areas, synthetic underlayment, starter course, the shingles themselves, valley and penetration flashing, ridge and intake ventilation, and full magnetic cleanup. You get that in writing before anything is torn off.

A quote that lists only a shingle brand and a square-foot price is hiding the parts of the job that determine whether the roof lasts.

Why lakefront changes the build

Wind crossing open water arrives at a roof with none of the friction a treeline provides. The uplift forces at the eave and the ridge on a house facing the main channel are substantially higher than the same shingle would see on a sheltered lot three streets back.

The answer is not a more expensive shingle. It is correct starter course, tighter fastening pattern, proper edge metal and attention to the rake. Those cost very little extra at installation and are the entire difference between a roof that lasts its rated life and one that starts losing tabs in year six.

What is under the shingles

We inspect the decking as part of every tear-off. Older lake cabins and older in-town homes in Morgan, Camden, Miller, Benton and Laclede counties frequently have board decking with gaps, which affects how well fasteners hold. Occasionally that means re-decking.

We tell you what we find with photographs before we proceed, and any change to the scope is agreed in writing. Nobody should learn about re-decking from an invoice.

Common questions

How long does a roof replacement take?
Most single-family roofs are a one-day tear-off and install, with steeper or more complex lake homes running into a second day. We tarp and secure the property overnight if a job carries over.
Do you offer financing?
Yes. John Beal Roofing offers financing on roof replacements. We will lay out the options in writing before any work is scheduled.
What warranty do I get?
You get the manufacturer's material warranty plus our own workmanship warranty. Because we have been a Missouri company since 1947, there is someone to call if you ever need it.
