Commercial & Multi-Family Roofing at the Lake of the Ozarks
Condo associations, restaurants, motels and retail — flat roofs fail at the details, and that is where we work.
The commercial roofs at this lake
The Strip, the Highway 54 corridor and Osage Beach carry a dense concentration of hospitality and retail buildings on low-slope membrane, much of it repeatedly patched rather than properly repaired. Add the condo and multi-family buildings along the shoreline and you have a market where most roofing failures are seam, curb, drain and flashing failures.
Those are diagnosable. A membrane roof that ponds at a drain or has open seams at a curb does not need to be a mystery.

Serving the whole lake
Osage Beach, Lake Ozark, Camdenton, Four Seasons, Sunrise Beach, Laurie, Eldon, Versailles, Warsaw, Lebanon and every town in between — across Camden, Miller, Morgan, Benton and Laclede counties.
Working with boards and property managers
Association work needs documentation per building, a clear scope, and someone who will present findings without jargon. We do that regularly across our markets, and multi-family is a core part of John Beal Roofing's business rather than a sideline.
We also schedule around occupancy and the season, which at this lake is not a small consideration.
Repair, coat or replace
Not every commercial roof needs replacing. Coatings and targeted repair can extend a sound membrane substantially. We will tell you when the substrate is too far gone for that to be honest, and when it is not.
