Almost never out in the middle of the shingle field. The leaks we chase at the lake are at roof-to-wall junctions where a deck, porch or sunroom was added on, at chimneys that were tarred instead of flashed, in valleys that were built cheaply, and around skylights that have outlived their seals.

Finding the real entry point matters, because water travels. The stain on your ceiling is often several feet from where it got in.

Repair or replace

We will give you the honest version. A roof with most of its life left and one bad flashing detail needs that detail fixed, not a tear-off. A roof that has taken three hail events over fifteen years is spent even if it looks acceptable from the driveway, and patching it is throwing money away.

The free inspection and its photographs are what settle the question, and you keep them either way.

Vacation and rental property

A large share of lake property sits empty for weeks at a time, which is how a lifted shingle turns into decking and drywall damage. If you own a second home or rental here, a documented inspection after any major storm is the cheapest protection available.
